The purpose of this web site is to provide homeowners, prospective buyers, and renters with a
variety of information useful to keep our Valley Patio Home neighborhood in the great living
conditions we enjoy.
At the June 11, 2015 board meeting, the board unanimously voted to extend DHB Management Services's contract to include overseeing the landscape contract with Jonny's Landscaping Services.
Beginning immediately, all complaints and requests need to go to DHB Management Services (Bob and Deb Balzano) at:

Dorothy Braxton and Sheila Schionning will continue to monitor the esthetics of the landscaping from the street view.
Monthly Assessment Increase:
With an eye to the future, the Board of Directors sees the need to raise the Monthly Assessment $5.00 per month ($125) in 2015, beginning on January 1, 2015. The association will receive $4,140 additional income that is designated for reserves and increased house maintenance cost. The Board is trying to replenish reserve monies used in 2013 and make sure we’re at a reasonable monetary level. It is anticipated that the cost of maintaining the homes will increase as the cost of paint and building materials is rapidly increasing. The Board will try to keep monthly assessment levels as low as possible. Click here for a copy of the new budget for 2015.
VRP By-Law Updates:
The Board of Directors has also made a By-Law Change. By-Law 13 Amendments states: “These By-Laws, or any of them, may be altered, repealed, or new By-Laws may be made by the Council by majority vote or at any Annual or Special meeting, of the members, by two-thirds (2/3) vote of the members present in person----.”
At the November 13, 2014 General Board Meeting, the directors voted to change By-Law 8.0402 Approval of the Budget. This will allow the current board and more importantly future boards discretion to raise the assessment to cover operational and reserve expenses as well as provide a reasonable reserve for contingencies.

Valley Ranch Patios residents are enjoying the beloved Prescott spring weather with days in the 70’s and nights in the 40’s. Trees are leafing and spring bulbs, flowers, and trees are blooming. With this weather comes the association busy time of house wood and concrete replacement plus stucco and house repair and painting.
The association has just completed the last Firewise project to make the homes less fire prone. To accomplish this, Jonny’s Tree Service removed tree branches from all affected roofs and trimmed or removed bushes so that all are below fascia level. Any vegetation that has died was removed. We were fortunate to be able to qualify and use the Hidden Valley Firewise 50/50 grant which ends December 31, 2013.
The Landscape Committee is busy overseeing the spring start-up of the irrigation system and the trimming of plants.
The Maintenance Committee is helping with the needed concrete replacement, wood trim and atrium beam replacements, as well as the scheduled houses to be painted.
Deb and Bob Balzano of DHB Management Services have offered wonderful support and input to help the Association run smoothly.

graciously written a contract to suit our needs. Since we are proactive and hands on, we do not
need a full service contract. Pleae remember to write your
